Research Principles
Landmark Property Australia's research is a structured, source-cited review of the broader location and its long-term fundamentals. It is not intended as investment, financial, taxation or legal advice, and it is not a forecast of future performance.
Sources
Landmark's research draws on published data and reporting from independent third parties, including the Australian Bureau of Statistics, Regional Development Victoria, Infrastructure Victoria, local councils, state-government agencies, industry-recognised regional research publishers, and reputable regional media.
Each figure or statement in a suburb profile is attributed to a specific source. Where no recent, verifiable source is available for a topic, that topic is marked as Further Data Required rather than filled with speculative content.
Ratings
Every rating uses the same qualitative scale:
Ratings describe the current state of the evidence. They do not represent a forecast or a projected return.
Evidence strength
Alongside each major section, an evidence strength indicator states whether supporting data is High, Moderate or Preliminary, together with the geographic scope and the date the section was last reviewed. This is designed to make the strength of the underlying data as transparent as the conclusion drawn from it.
Infrastructure
Infrastructure is grouped into current and committed works (funded, under early works, under construction, completed or operational) and future and proposedprojects (planning, under assessment, approved, proposed, deferred or cancelled). Future or proposed projects may not proceed in their announced form, timing or scale.
Monitoring
Research is reviewed periodically as new information becomes available from the sources Landmark tracks for each region. A short "What Landmark is monitoring" list on each suburb profile records the specific indicators being observed.
Important
Landmark's research does not constitute financial, investment, taxation, credit or legal advice. It does not consider any individual investor's objectives, financial situation or needs. Property investment involves risk, including the risk of capital loss and variable rental performance.
Investors should obtain independent financial, legal and taxation advice before making an investment decision.
